Despite the real estate sector feeling the pang of a tough and unpredictable macroeconomic environment, UPDC Plc has managed to thrive.
Inflation, which is a monster that eats workers salaries and impoverishes the people, is high even as it is gradually stabilising, however at 15.15 percent as at December 2025, inflation still inflicts pains on developers across the country.
Pouring fuel over the fire is a volatile foreign exchange rate as most building materials are imported.
Affordability is another challenge. Most Nigerians, who are poor, can’t own a property (home).
Of course, the real estate industry is not spared from the high cost of doing business as access to land with good title which is cumbersome and adequate infrastructure that is unobtainable have ballooned the cost of development.
Access to capital and benign interest rate makes it practically difficult for operators in the sector to make money needed to expand their business.
Despite these challenges, UPDC Plc, a Nigeria-based institutional property company which engages in developing, selling, and managing real estate assets across the country is thriving as the owners of the real estate firm continue to think out of the box to generate income from other sources.
The company’s profit after tax (PAT) increased by 141.62 percent to N2.012 billion as at December 2025 from N836.90 million as at December 2024.
The uptick at the bottom line was buoyed by a 329.10 percent spike in income on short-term deposits to N2.40 billion as at December 2025.
Revenue was up 7.79 percent to N12.69 billion in the period under review from N11.78 billion the previous year.
The Performance: Defying the Cycle
The 141.13% profit jump is largely attributed to a strategic rebalancing of the company’s portfolio:

High-End Demand: While the middle-market segment has cooled, UPDC’s focus on luxury and premium residential projects in Lagos and Abuja has seen steady demand from HNI (High-Net-Worth Individual) investors looking for inflation-hedged assets.

Inventory Liquidation: A portion of the profit growth is also linked to the successful sell-out of key residential estates completed in late 2024 and 2025. UPDC booked revenue of N9.79 billion as sale of property stock for the period.
